The goal of a property tax appeal is
to reduce your Property tax bill

However, the issue in a tax appeal case is the market value of the subject property, or the tax assessment. The amount you pay on a  property tax bill is calculated by multiplying the millage rate times the assessed value. Georgia law requires that the tax assessed value represents the amount a knowledgable buyer would pay a willing seller in an arms length transaction as of January 1 each tax year. OCGA 48-5-2(3). Therefore, if we can get the tax assessment reduced through an appeal then the amount of the bill is reduced proportionally.

$54,435 Savings on the Property Tax Bill for an 8 acre parcel of Industrial Real Estate

The original tax assessment on a 8 acre industrial property was $6,985,100. We were able to file an appeal to reduce the tax assessment to $3,625,700. The issues in this appeal were value, uniformity and functional obsolescence.

This national retail company put out an RFP for the appeals on all their locations in Georgia. We earned their business and reduced their property tax liability substantially.

"The three year freeze"

Client owned 8 residential rental properties. We were not able to reduce the tax value on any of the properties, but because of OCGA 48-5-299c, the tax value is frozen and has not increased for 3 years.
